East Village, the UK’s pioneering build-to-rent neighbourhood, was once home to more than 17,000 competitors and support staff in the 2012 Olympic Games.
Following a re-fit of the homes, East Village launched in 2013 and has become a growing community of over 6,500 people. With 2,445 homes, from studios to town houses, all set within 25 acres of wetlands and parks, the neighbourhood offers a distinctive and vibrant urban community.
Located close to the East Bank, London’s new cultural quarter with names including the V&A, the BBC and Sadler’s Wells, East Village features over 30 mostly independent retailers, restaurants, and cafes, as well as an Ofsted “Outstanding” education campus. With Stratford’s train, DLR and bus stations also close by, residents benefit from excellent transport links, which includes the new Elizabeth Line.
A truly vibrant community, East Village not only offers homes and shops, but also a programme of events, such as the highly popular summer fete and Christmas lights switch-on. A growing creative hub, since 2021 it has been home to The Lab E20, a sustainable retail, cultural and creative flagship space delivered in partnership with fashion designer Christopher Raeburn.
In July 2023, we secured approval to deliver the final pieces of the East Village jigsaw – 848 new rental homes along with enhanced public realm. The new buildings will bring a new creative and cultural offer as well as space for independent retailers.
Alongside the former Olympic homes, East Village has grown in recent years with the addition of 482 homes at Victory Plaza in 2019 and a further 524 at Portlands Place in 2022. Both raise the standard of rental living with high quality, energy efficient homes.

Located next to the Queen Elizabeth Olympic Park, East Village is close to both Westfield Shopping Centre and the new East Bank, which has attracted names including the V&A and Sadler’s Wells in addition to world-leading universities such as UCL and the London College of Fashion.
Stratford’s train, bus and underground stations are also found nearby, with residents able to benefit from the new Elizabeth Line, adding to the already impressive travel links at Stratford. Links to Central London locations are now faster than ever, including ten minutes to Liverpool Street and 18 minutes to Paddington.
East Village is home to a diverse range of retailers and restaurants, most of which are independent. With over 30 retailers calling the neighbourhood home, popular names include Peruvian-Japanese fusion restaurant Bamboo Mat, pet groomers Furmily and sustainability-focused retailer Refill Therapy.

The new buildings, which will deliver homes ranging from studios to three-bedrooms, not only cater to the local need but will also bring a creative and cultural offer and new space for independent retailers.
Residents of the new homes will benefit from amenity spaces including a gym and wellbeing facilities, relaxation areas, as well as a dining event space for people to socialise with neighbours, friends and family.
Plans for the ground floor space include new flexible exhibition spaces for students to showcase artwork and for community workshops, as well as commercial space for independent retailers, cafes and restaurants, adding to the established and diverse retail offering we have curated at East Village.
